This inaugural issue looks at an historic renovation at 1234 Monterey St in The Mexican War Streets neighborhood of Pittsburgh. 

This property is owned by Bill Hook who is a seasoned real estate investor and trainer.  This video takes a look at the property prior to drywall so you can see the mechanicals and understand what type of construction decisions were made in support of a rehab that involved removing all but the brick shell and rebuilding from there.

The scope of a project like this is large and a project like this would only be recommended for an investor with significant experience and patience. The patience part is mostly due to the increased permitting requirements involved in an historic renovation.
